EPC - energy performance certificate
Before a house can be marketed it must have an EPC or the Landlord can be fined. There are many providers of this service and apart prices now being very competitive the level of sevice and co-operation has to be a major factor in who you use.
Service from a Landlords point of view is giving an EPC assessor a tenants contact details and being able to leave them to organise it and do the job.
house insurance checks
It is very important to check that your house insurance covers letting especially if you have just started to let your house after using it as residential home. There are a vast number of insurers and many specialist websites and brokers that can provide very competitive rates.
mortgage and letting checks
Most mortgages that were not originally buy-to-let stipulate that they must be advised if the property is ever let - should be no harm done so long as you carry making the payments. BUT it gives some mortgage providers to up there rates from residential mortgage rates to buy to let rates which usually cost more.

rent price checks
How do you establish a realistic rent for your property? - the answer is by research into what similar properties are being let for. There are many ways to do this especially via the Internet.
No1 - use websites like rightmove.
No.2 - check out the rates housing benefit pay for your type of property in your area.
utilities checks
Why be too bothered about the cost of utilities if the tenant is paying not the Landlord.
Many Landlords will like to provide the best rates for utilities for their tenants - many Landlords are happy for their tenants to switch to providers of their choice. One of the main factors that a Landlord will consider as well as cost is service - ie. how easy it is to contact and sort out change-overs and meter readings with a utility provider. Many will not allow their tenants to move to British Gas due to the many hours (seems like) trying to talk to someone and resolve problems and mistakes (although they may now be improving) - if they do move to BG then many Landlords will charge the time to move away from BG to the deposit when the tenant leaves.
grants availabilities
There are usually quite a few grants for different things depending on where your property is and the local authority. Most grants at the moment are for energy saving issues like roof and cavity wall insulation. There are several different ways of finding if any grants are available and applicable to your property;-
Websites of local authorities usually list any grants they have available.
Websites of your energy providers will list any grants or offers they have available.
Most insulation providers will be aware of any grants available from most sources as it will be in their interest to be fully aware of these.
Most grants are only available if your property is occupied by tenants on housing benefit etc.

If you are not sure of the category of you council tax then you can find out online.
neighbourhood information
There are several websites that provide a lot of detailed information about any particular area - house prices, schools, crime rate, population mix etc.
deposit protection schemes
Since April 2008 all new tenancies must have the deposit placed in a government approved tenancy deposit scheme. there are 2 main types.
Insurance based schemes where the Landlord keeps the deposit and pays an insurance to cover any disputed loss.
Cash based where the deposit passed onto a company that holds the deposit - usually no payment required (some gain on interest).
landlord accreditation checks
The government is looking at registering all Landlords of all type (not just those with HMO's. Some local councils operate an accredition scheme for Landlords which is voluntary. They say that accredited Landlords will automatically be included in any future register without any costs as they have already been assessed as competent Landlords with properties that meet DASH (Decent and Safe homes) standards. The councils that operate this scheme have negotiated various discounts with local suppliers.

HMO registration
This is a legal requirement that any Landlord must register properties that are home to more that unrelated persons sharing facilities like kitchens, bathrooms or lounges etc which are spread over 3 storeys or more. The rules differ across different councils and must be checked. More information that applies to Landlords will be found on the local authority websites. Heavy fines apply to Landlords that do not comply.
accommodation standards
Local authorities have now applied standards that they expect Landlords to supply properties to let. Tenants can expect properties to meet these standards which are laid down by DASH (Decent and safe Homes). there is no legislation to enforce these standards at the moment.
disability checks
Although Landlords are expected to provide homes to a decent standard those Landlords that let homes to tenants with disabilities have an additional duty of care. There may be need to provide additional facilities which there should be grants and help towards costs - check with the local authorities.
Again many providers of stair lifts and other equipment will know what grants and assistance is available as t will be in their interest.
Every Landlord needs to be able to call any many different services ready to sort out anything from leaks in pipework to leaks in roofs.
