credit reference checks

Never let a house to a tenant without carrying out credit reference checks on them - you need to know that they can manage money and that they have no major debts like IVAs CCJs or bankrupcies. You will not be able to take out Legal Expenses and Rent Guarantee Insurance unless the credit refs show the tenant is a low risk. Even your house insurance company needs to be assured you took "all reasonable steps" to ensure you took on good tenants if you were to make a claim against any damage. There are many companies supplying this service  - and it is very easy to do on line.

Most Landlords will ask the tenant to pay for the checks as it is unlikely any potential tenant will want to waste money knowing that they have a history of credit problems. There are occasions where a landlord will still take on a tenant with a poor credit rating - which may be a one off business failure but now has a steady full time employment.

housing benefit checks

Many Landlords will not take tenants who are claiming housing benefits etc. They don't realise that there are many reasons why people claim benefits and that just because a person is claiming benefits does not mean that they will not make a good tenant. Taking on tenants on housing benefits does mean getting involved with more beaurocracy with the housing benefit office. Before they will discuss a particular tenant the tenant must sign an authority to disclose - even when they have done this some housing benefit employees still find it very difficult to discuss any issue.

Landlords need to be aware that housing benefit is paid in arrears.

housing aid (bond) checks

Similarly some tenants on housing benefits will not have sufficient funds to pay a deposit - some may be entitled to a bond from housing aid. This is not a cash deposit but an agreement with the housing aid office that they will cover any rent arrears or damage.

employment checks

These will form part of a full tenant referencing check when employers will be contacted to confirm that the job is permanent and confirm the salary.

rent affordability checks

Based on information supplied by the employer a calculation is made to determine whether the proposed tenant can afford the rent.

Landlords can download simple tenant checklists from many websites.

guarantors

To provide more surety for the Landlord and in some cases where the credit rating of the tenant is poor then a guarantor should reduce the risk. A guarantor will have to have a good credit rating and/or be a house owner (with or without mortgage) and/or be in full time employment. Many Rent Guarantee Insurances will accept housing benefit tenants if they have an approved low risk guarantor.

The guarantor must sign an appropriate AST with the tenant or provide a seperate Letter of Guarantee to the Landlord.

tenant ID checks

You must confirm that the person you did the credit checks on is actually the person you intend letting your house to - they could have easily have given you details of some known credit worthy person.

You must have 2 types of ID - a photo ID and an address ID.

The photo ID must be an official photo document ideally like a passport or driving license where you have a picture of the applicant and a signature that should match signatures on your credit application.

The address ID must be a document / letter with their current address as per their application form and the same signature. Preferably letters from a bank, building society or utility bill.

If you do not make proper ID checks your insurance may be at risk if you need to make a claim say for damage made by these tenants or if you need to make a claim in court for unpaid rent.

student checks

It is still important for proper ID checks on students as above but it probably more important to do the credit reference checks on their guarantors - which are usually their parents.
